Getting the Highest Price for Your Home
Curb appeal is key and could make a significant difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. I have compiled some ideas to present your home in the most effective manner.
- Title insurance fees are a percentage of the sales price of the home. A homeowners title policy coverage differs depending on the company you choose.
- Escrow fees are a percentage of the sales price and are typically split between the buyer and seller. An Escrow Companie's position should be that of a disinterested third party whose sole obligation is to facilitate the contractural agreements made between the buyer and seller.
- Broker's commission is negotiable. Just remember "you get what you pay for"! Know that commission offered almost always directly effects marketability and even more important sales price! - Local property transfer tax, country transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due. Typically no capital gains taxes are due for the sale of your current residence up to $250,000 ($500,000 for married couple). Cosult your tax advisor for details.
- FHA fees and costs are now negotiable between an FHA buyer and seller. It is important to know the difference between non-allowable, pre-paids recurring and non-recurring closing costs and even more important to designate who will pay for what during the offer phase. Non-allowables are not required to be paid by the seller!
- Home inspections fees required by California law are Termite, and Natural Hazard Disclosure. With no costs to repair these fees are usually very minimal.
